Preheat the oven to 375°F.
For the streusel, combine the streusel ingredients in a small bowl, set aside.
In a large bowl, combine pancake mix with sugar.
Add egg and milk, stir well.
Pour half of the cake batter into the bottom of a greased 8”x8” baking dish and sprinkle with half of the streusel mixture.
Pour remaining cake batter on top and sprinkle with remaining streusel.
Bake for 30 to 35 minutes.
